HBR Realty is part of the holding Hélio Borenstein S.A. – Administração, Participações & Comércio, and operates as a multi-platform real estate company engaged in the development and management of retail and corporate assets through four strategic platforms:
ComVem, HBR 3A, HBR Malls, and HBR Opportunities.

Foundation
HBR Realty Empreendimentos S.A. is founded as the urban income arm of the Borenstein family, with a focus on the development of real estate assets.
Introduction of ComVem concept
The Company launches ComVem, a new retail model focused on convenience and strategic, high-density locations.
Growth and governance
- Dynamo becomes a shareholder through a capital and asset contribution, bringing enhanced governance and expertise.
- Inauguration of the first 4 ComVem units: Tietê, Jardim Europa, Washington Luiz, and JK.
Entry into shopping mall sector
- Acquisition of Mogi Shopping, marking the beginning of the Company’s shopping mall strategy.
Expansion and diversification
- Expansion of the ComVem platform to new regions.
- Launch of the first self-storage project under the +Box brand.
- Delivery of Shopping Patteo Olinda, a greenfield project.
Consolidation in the corporate market
- Delivery of HBR 3A Faria Lima corporate project, a milestone in the AAA office space segment in São Paulo.
- Acquisition of Suzano Shopping, strengthening the Company’s presence in the sector.
Entry into real estate investment fund market
- Listing of HBRH11, HBR Realty’s first real estate investment fund through the HBR REITs platform.
IPO on B3
- HBR Realty holds its Initial Public Offering (IPO), raising BRL 729.6 million.
- Expansion of the ComVem platform with delivery of 5 new projects.
National expansion and new acquisitions
- Inauguration of ComVem Ecoville (Curitiba/PR) and ComVem Olinda (PE).
- Acquisition of Brascan Open Mall, one of São Paulo’s landmark properties.
12 years of history and new milestones
- Inauguration of ComVem Faria Lima, Limão, Patteo São Paulo, and Vila Madalena.
- Delivery of Shopping Patteo Urupema, paying tribute to the historic Cine Urupema, recognized by the Master Real Estate Award in 2020.
New Developments and Continued Growth
- Opening of the W São Paulo Hotel, strengthening the Company’s presence in the hospitality segment.
- Expansion of the ComVem platform with the opening of 5 new units: Joaquim Antunes, Caminhos da Lapa, Moema, Patteo Klabin, and Com W São Paulo.
- In the Opportunities segment, opening of +Box Patteo São Paulo.
